Does Staging Really Create an Emotional Connection?
A question asked by many potential clients is “Does the emotional connection you associate with staging, really make a difference?” To be honest, when we first started in the staging business, we knew it played a part but really didn’t know to what extent.
As we became more educated in the science of proper staging, we realized that presentation and flow of the space were only part of the equation. Creating the emotional connection was key!
After finishing a stage and our seller client(s) walk into a room…pause, and say, “Oh, I can see myself sitting in that chair next to the fire, reading a book while the snow is falling outside.” or “I didn’t know this place could ever look like this. I’m having second thoughts about selling!” is the point when the mindset of the seller transitions from stress, to the excitement of selling their home.
Additionally, we rely on feedback from the REALTORS® following a property showing. This data point is equally important. Nothing is better than hearing “The staging was amazing, and our clients could see themselves in this house. We are putting in an offer today.” We have even had REALTORS® share that after arriving, their clients were hesitant to walk into a property. However, the feedback following the showing was “After walking in and seeing the staging, my clients didn’t want to leave.”
This has happened with almost every one of our staged properties. Without staging and the emotional connection it evokes, the house is just that….another house. Staging allows the potential buyers to visualize themselves living in the property, and that is when they want to make it THEIR HOME!
One of the most important aspects of our job in staging is to help alleviate the stress on the seller. We achieve this by ensuring their biggest investment is market ready. This not only lowers the stress for the seller, but also the listing agent. Even in today’s slowing market, we continue to see that professionally staged homes have increased showings, leading to less days on the market and faster sales.
